Bayan

Bayan is a prominent residential suburb in Hawalli Governorate, located south of Salmiya and west of the Fahaheel Expressway. It is one of the more affluent neighbourhoods in Kuwait, known for its large villa compounds, wide boulevards, and extensive green spaces. Bayan is perhaps best known for the Bayan Palace, the official government guesthouse and venue for state functions and international summits. The area also hosts several Kuwait University campuses, diplomatic missions, and embassies. It has a prestigious, quiet character and is one of the most desirable residential addresses in Kuwait.

By Plane

Kuwait International Airport (KWI) is 12 km south of Bayan, about a 12-minute drive via the Fahaheel Expressway. Taxi fare is KD 4–6.

By Train

By Car / Road

Bayan is located along the Fahaheel Expressway (Route 30) with easy access from the Fifth Ring Road and Gulf Road. From Kuwait City, it is 8 km south (12 minutes). From Salmiya, it is 5 km south-west (8 minutes).

Car is necessary. The suburb is spread out with large blocks. Taxis and ride-hailing are available but may need to be booked.

• Bayan Palace: The state guesthouse and venue for GCC summits. Not open to the public, but the perimeter walls and main gate are architecturally striking.

• Bayan Park: A large, well-maintained park with walking trails, fountains, playgrounds, and picnic areas — one of the best public parks in Kuwait.

• Embassy Row: Several embassies and diplomatic residences are located in Bayan, with notable architecture from various countries.

• Kuwait University – Sabah Al-Salem Campus: A modern university campus visible from the expressway.

• Walk in Bayan Park: A top destination for families and joggers — extensive green spaces, a small lake, and well-maintained paths.

• Nearby: The Avenues Mall (10 min north): One of the largest malls in the Middle East.

• Nearby: Sheikh Abdullah Al-Salem Cultural Centre (10 min north): World-class museum complex.

• Bayan Restaurant: A local Kuwaiti restaurant popular for traditional dishes. Mid-range.
• The Avenues restaurants (10 min north): Hundreds of dining options across every cuisine.
• Salmiya dining (10 min east): Excellent restaurant scene with Lebanese, Indian, and Italian options.
• Bayan Co-op food court: Several fast-food outlets and a bakery.

Alcohol is not available. Coffee shops and cafés operate in the co-op area and nearby malls. Bottled water is recommended.

• Budget: Salmiya Hotel Apartments (10 min east) from KD 15–25.
• Mid-range: ibis Kuwait Salmiya from KD 30–45.
• Upscale: Marina Hotel (Salmiya) or Radisson Blu from KD 55–90. Hilton Garden Inn Kuwait Airport (10 min south) also nearby.
